Responsibilities
- Responsible for the overall management of the project including the entire development phase as well as the project implementation and especially the leasing activities by ensuring that the technical and financial goals of the project are achieved as set out by the management.
- Keeps the relationship to all related parties, especially to the local authorities and takes part in all relevant meetings.
- Prepares cost estimations for design and construction at all stages (calculation of total development costs for a project) and supports tender proceedings and business development of the SUPERNOVA in Italy.
- Has the responsibility to install and to put into force the site regulations and also has the responsibility for disciplinary measures for all personnel on site.
- Has the overall responsibility for meeting the requirements of the project targets in terms of scope of works, cost, time schedule, performance, quality and safety (contract management).
- Responsible for time scheduling for the entire project and the risk management.
- Cost planning and cost control during the entire project and during the maintenance period.
- Reports directly to the responsible managing director of SUPERNOVA Group in Vienna.
- Is based in the SUPERNOVA office in Italy and on the related construction sites.
- Responsible for important commercial, administrative and/or technical documentation and correspondence.
- Has the overall responsibility for all authority proceedings, for keeping contact to the authorities and for achieving all necessary permits for construction and operation in time.
- Sets up the project team and supervises the performance of the project control and administration activities, including planning, scheduling, budgeting, invoicing and accounting.
- Is in charge of follow up the change orders, additional works as well as claims in accordance with the established procedure of the contract (claim management).
- Is responsible for the analysis of works performed (monthly reports, final report) and the assessment of consequences where needed.
- Is in charge of all contractual negotiations with necessary designers, consultants and construction companies and their later appointments (contracts).
- Has to execute the handing over procedures with all contractors on site and all authorities.
- Is responsible for the acceptance of the final invoice.
- Is responsible for the final acceptance certificate and operation permits.
Qualifications
- Graduate in engineering (university or respective college)
- Several years of work experience in handling substantial real estate development or construction projects in a similar position
- Driving license, willingness to travel
- Resilience, mobility and willingness to work throughout Italy on a short- or long-term basis
- Italian as mother tongue, fluent in English as a must
- Excellent management, planning and organisational skills are a must
- Knowledge of standard software applications, effective team building- and leadership quality with good interpersonal skills
