Technical Development Manager

We are partnering with a leading company in the industrial real estate sector to find a skilled professional to join their team in Italy. This individual will be responsible for leading the technical design of all industrial real estate developments, collaborating closely with commercial teams and clients. Additionally, the role includes overseeing the tendering process and managing the entire technical execution of projects.

The ideal candidate will have a proven track record in designing and constructing industrial real estate, particularly in logistics or data centers. They must demonstrate the ability to deliver projects on time, within budget, and to the highest quality standards, ensuring complete customer satisfaction.

Responsibilities :

  • Manage various real estate development projects from the initial customer inquiry to completion and handover.
  • Conduct land investigations (greenfield / brownfield) and due diligence processes (technical and environmental), assessing the suitability of plots for the project, zoning compatibility, infrastructure needs, and power delivery on-site.
  • Prepare technical documentation (specifications, design and build timeline, options) and cost estimates to support the commercial process. This includes meeting with senior clients and advising them on the most suitable technical solutions for their projects.
  • Oversee the preparation of all permit applications and required authorizations, negotiate with local authorities, monitor and support the examination process, and respond to requests from authorities.
  • Manage contractor tendering and contract negotiations for development projects, ensuring alignment with commitments and liabilities derived from lease or sales agreements.
  • Monitor and coordinate the execution phase of projects, managing experts and suppliers to ensure cost control, risk mitigation, quality, timely delivery, and overall customer satisfaction.
  • Collaborate closely with internal departments (business development, innovation, energy, legal, transactions, etc.) to ensure successful project coordination.
  • Provide technical support to transaction and asset management teams as needed.
  • Ensure all buildings meet the highest sustainability standards available in the local market.

Requirements :

  • Master’s degree in Engineering (preferably Civil or Industrial Engineering) or equivalent experience.
  • At least 5 years of demonstrated experience managing industrial project developments (e.g., logistics, data centers). International experience is a plus, and knowledge of energy infrastructure development is advantageous.
  • Strong technical expertise and project management skills, with the ability to handle multiple projects simultaneously while maintaining a commercial mindset.
  • Excellent sense of responsibility, with a focus on financial results, risk management, quality, foresight, organization, and planning.
  • Ability to build relationships and negotiate with stakeholders across different sectors and levels, from operational to C-level (construction managers, real estate managers, contractors, project managers, local authorities).
  • Team player who can also work independently; eagerness to learn and grow.
  • Fluent in both English and Italian.
